Building Regulation Drawings

Detailed construction drawings compliant with UK Building Regulations. From structural details to energy calculations.

Overview

Building Regulations ensure that construction work meets minimum standards for safety, energy efficiency, and accessibility. Unlike planning permission (which controls whether you can build), Building Regulations control how you build. Our building regulation drawings provide your builder and building control officer with everything they need — detailed construction specifications, structural details, insulation requirements, drainage layouts, and fire safety compliance. We coordinate directly with structural engineers and energy assessors to deliver a complete, submission-ready package. Whether you're extending, converting, or building new, our technical drawings are accepted by both local authority building control and approved inspectors across the UK.

Advantages

Why Choose QM Designs

Fully Coordinated Package

We liaise with structural engineers, SAP assessors, and building control to deliver a joined-up package — no gaps or conflicting information.

Accepted Nationwide

Our drawings are accepted by local authority building control and all major approved inspectors across the UK.

Builder-Friendly Format

Drawings are clear, detailed, and construction-focused. Your builder gets exactly what they need to price and build the job.

Regulation Compliance

We stay current with Approved Documents (Parts A through S) so your project meets the latest requirements including the 2025 energy efficiency updates.

Cost Certainty

Detailed specifications mean fewer surprises on site. Builders can price accurately, reducing the risk of costly variations.

Good to Know

Key Considerations

Planning vs Building Regulations

Planning permission and Building Regulations are separate approvals from different departments. You may need one, both, or neither depending on your project. Planning controls what you build; Building Regulations control how you build it. We can advise which approvals your project requires.

The Building Control Process

Once drawings are submitted, a building control officer will review them and issue a plans decision. During construction, the officer will carry out site inspections at key stages. Our detailed drawings help ensure these inspections go smoothly.

Energy Efficiency Requirements

The 2025 updates to Part L (Conservation of Fuel and Power) set higher standards for insulation, airtightness, and heating efficiency. All new building regulation applications must meet these updated standards. We specify compliant materials and construction methods.

Common Questions

Frequently Asked Questions

What's the difference between planning and building regs?

Planning permission is about whether you CAN build — it considers appearance, impact on neighbours, and local planning policies. Building regulations ensure HOW you build is safe and energy-efficient — they cover structural integrity, fire safety, insulation, drainage, and ventilation.

Do I always need building regulation approval?

Most construction work requires building regulation approval, even when planning permission isn't needed. Exceptions include certain minor works like small porches, some garden buildings, and like-for-like repairs. We can advise whether your project is exempt.

What are Approved Documents?

Approved Documents (Parts A through S) are the government guidance documents that explain how to comply with each aspect of the Building Regulations. They cover structure (Part A), fire safety (Part B), drainage (Part H), energy efficiency (Part L), and more.

Can I use an Approved Inspector instead of council building control?

Yes. Approved Inspectors are private sector building control bodies that can carry out the same function as local authority building control. Our drawings are accepted by both. The choice is yours.

How long does building control approval take?

A Full Plans application typically receives a decision within 5 weeks (or up to 8 weeks with your agreement). Building Notice applications don't require prior approval but provide less certainty during construction.

Do I need structural calculations?

Most building work that involves structural changes (removing walls, adding steels, extensions, lofts) requires structural calculations by a qualified engineer. We coordinate this and incorporate the engineer's specifications into our drawings.

What about fire safety?

Fire safety is covered by Approved Document Part B. Requirements depend on your project type but may include fire-rated doors, protected escape routes, smoke detection, and fire-resistant construction. Loft conversions have specific fire safety requirements.

Are your drawings accepted by building control?

Yes. Our drawings are prepared to the standards required by both local authority building control departments and approved inspectors across the UK. We regularly liaise with building control officers during the design process.
