Do I need planning permission for my extension?
Not always. Many extensions fall under Permitted Development (PD) rights, which means you can build without a formal planning application. However, PD has limits on size, height, and position. We can assess your specific project and advise whether you need planning permission. If you do, we handle the entire application process.
How long does it take to get planning drawings done?
Most projects are completed within 7-14 working days from the initial brief. Complex projects like new builds may take longer. We also offer an expedited service for urgent applications. Once submitted, your local council typically takes 8 weeks to make a decision.
What's the difference between planning drawings and building regulation drawings?
Planning drawings show what you want to build — the design, appearance, and impact on surroundings. They're submitted to get permission to build. Building regulation drawings show how you'll build it — construction details, structural elements, insulation, fire safety. They ensure the work is safe and meets UK Building Regulations. Most projects need both.
Do you cover my area?
Yes! We serve clients across the entire UK. While we're based in London, our remote design process means we can work with you regardless of location. For local projects in London and the South East, we offer site visits. For other areas, we can work from your photos, measurements, and existing plans.
Can you help if my planning application was refused?
Absolutely. We can review the refusal reasons, assess the feedback from planning officers, and either redesign the proposal to address their concerns or prepare an appeal. Our 98% approval rate reflects our understanding of what councils look for.
Do I need an architect or can a designer do the work?
For most residential projects (extensions, lofts, conversions), you don't need a chartered architect. An experienced architectural designer can produce drawings that are just as professional and technically compliant, often at a lower cost. We have the expertise to handle projects of all sizes.
What documents do I need to provide?
To get started, we typically need: your property address, a brief description of what you want to do, any photos of the existing property, and your contact details. If you have existing plans, title deeds, or sketches, those help too — but they're not essential.
How does the remote/online process work?
Our online process is simple: 1) Submit your enquiry through our form. 2) We discuss your project by phone or email. 3) We work from photos, measurements, and OS mapping data. 4) Drawings are created digitally and shared for your review. 5) Final plans are delivered as PDFs ready for submission. Many of our most successful projects have been delivered entirely remotely.
Do you handle the council submission?
Yes, we can submit the planning application to your local authority on your behalf. We'll prepare all the required forms, upload the drawings through the Planning Portal, and pay the application fee (which we'll invoice separately). You don't need to worry about the paperwork.
What happens after I submit my enquiry?
